A detailed overview of the fees that may be charged to you in connection with a rental on domilinko.

1. Purpose and transparency principle

This schedule of fees is intended to inform you, clearly and in advance, of all fees that may be charged to you in connection with a property rental arranged through the domilinko platform. It forms an integral part of the general terms of use and sale that you accept with each booking or rental application.

In accordance with Book VI of the Belgian Code of Economic Law on market practices and consumer protection, no fee may be charged to you unless it has been brought to your attention prior to the conclusion of the rental. You may therefore not be held liable for the payment of any amount that does not appear in this schedule, in the property listing or in the summary accepted before payment.

The amounts below are indicative and are confirmed to you at the time of booking or invoicing. They will be communicated to you and included in the summary before any invoicing. Where no amount has been communicated to you in advance, it may not be claimed from you.

2. Platform commission

The domilinko commission applies to short-term rentals only, that is, to date-based bookings whose stay is paid online. It amounts to 15% of the stay amount and remunerates the matching service, the security of payments, the management of the deposit, assistance and access to the platform's tools. It is included in the displayed price and does not constitute an additional fee charged after the stay. The balance, after deduction of the commission, is paid to the owner in accordance with the terms and time frames set out in the general terms.

For long-term rentals, the platform never collects the rent under the lease: rent and charges are settled directly between the tenant and the owner. No commission is therefore charged on lease rent.

The platform's two other sources of revenue are the owner's or agency's subscription, the amount and frequency of which are displayed before any sign-up, and the fee for an optional reusable rental-file service, taken out solely at the tenant's initiative (building, KYC verification and hosting of a reusable file that can be presented to several owners). Submitting an application remains free and no intermediation fee may be charged to the tenant; the amount of this service is communicated before any payment and refunded if the service is not provided. None of these amounts may be claimed from you if it has not been communicated to you in advance.

3. Cleaning fees

For short-term rentals, the property must be returned in a state of cleanliness equivalent to that observed at move-in, subject to normal use. Where the property is left abnormally dirty (significant soiling, stains, persistent odours, waste not removed), cleaning restoration fees may be charged to you.

These fees amount to from €30 to €150 and may vary depending on the extent and nature of the cleaning required. They are supported, where applicable, by the check-out report and by photographs recording the condition of the property at move-out.

4. Late check-out fees

For short-term rentals, the premises must be vacated at the time agreed at the time of booking. Any late vacating of the premises not authorised by the owner may be charged to you, per hour started, at the rate of €30 per hour started.

These fees are in addition, where applicable, to compensation for the loss suffered by the owner due to the unavailability of the property for a subsequent stay. You are invited to report any foreseeable delay without delay via the platform.

5. Fees related to tobacco or unauthorised animals

Unless expressly authorised in the listing, smoking in the property and keeping animals there are prohibited. Failure to comply with these prohibitions entails disinfection, deodorisation and restoration fees of €100.

These fees cover the specific cleaning required to return the property in a compliant condition and, where applicable, the unavailability resulting from this restoration.

6. Loss of keys, badges or access remote controls

The loss, damage or non-return of the keys, badges, remote controls or other access devices handed over at the key handover is charged to you at the actual replacement cost, including, where applicable, the actual cost of replacing the lock or reprogramming the access system.

This cost is increased, where applicable, by a processing fee of €50. The devices handed over and returned are recorded at the key handover and at the check-out report.

7. Rental damage and restoration

Damage recorded by comparison between the contradictory check-in report and the contradictory check-out report, beyond normal wear and tear, is charged to you at the actual cost of restoration, upon production of supporting documents (quotes, invoices, photographs attached to the inventory of fixtures).

No lump sum is applied: only the costs actually incurred are claimed from you. For short-term rentals, these fees may be collected from the deposit provided at the time of booking, under the conditions of article 9. For long-term rentals, the rental guarantee is provided off-platform on a blocked account in the tenant's name: domilinko makes no deduction from it, and its release is governed exclusively by the applicable statutory rules and by the agreement of the parties or a court decision.

8. Emergency call-out fees due to the tenant's fault

Any emergency call-out made necessary by a fault on your part, in particular access rendered impossible by the loss or forgetting of the keys, or a disorder resulting from non-compliant use of the property or its equipment, is charged to you.

These fees correspond to the actual cost of the call-out incurred, upon production of supporting documents. They include no lump sum.

9. Invoicing and collection terms

Any fee due under this schedule is notified to you, together with its supporting documents, before collection. For short-term rentals, fees are collected as a priority from the amount of the deposit provided at the time of booking.

Where the amount of the deposit is insufficient to cover the fees due, the remaining balance is collected from the payment method you registered at the time of booking. Where applicable, the unused portion of the deposit is returned to you.

For long-term rentals, the platform collects neither the rent nor the rental guarantee: no fee is deducted from the rental guarantee, which is provided off-platform. Any sums owed to the owner are settled directly between the parties in accordance with the terms of the lease and the applicable statutory rules.

10. Disputing a fee

If you consider that a fee has been charged to you wrongly or for an incorrect amount, you may dispute it by writing to info@domilinko.com within fourteen (14) days of notification of the fee, setting out your reasons and attaching any relevant evidence.

domilinko examines your dispute, liaises with the owner where applicable and provides you with a reasoned response. In the event of a well-founded dispute, the fee is cancelled and, if it has already been collected, refunded to your payment method.

11. Applicable law and disputes

These terms are governed by Belgian law. Failing an amicable resolution, any dispute falls under the exclusive jurisdiction of the Belgian courts.
